| |  | The Tax Credit has been extended! Tax credit details
The homebuyer tax credit expansion measure includes these provisions:
• Extends the $8,000 first time Homebuyers Tax Credit and creates a new $6,500 tax credit for homeowners buying a new home by July 1, 2010.
• Homebuyers with contracts as of April 30 qualify for the credit so long as they close the transaction within 60 days.
• The full credit is available to homebuyers with incomes of up to $125,000 for a single return or $225,000 for a joint return.
• Not available for homes costing over $800,000.
• Homebuyers who already own a home are only eligible if the home they are leaving has been used as a principal residence for five consecutive years in the last eight.
• Provides authority to the IRS to provide greater oversight while processing the return and requires that the taxpayer claiming the credit be 18 or older.
• Members of the military, military intelligence and foreign service who are on qualified extended official duty are not subject to the recapture fee and individuals who have been deployed overseas for 90 days or more in 2008 or 2009 can claim the credit through April 30, 2011.

How far has it fallen?
This is a question that I get asked so frequently I wanted to share some "real" statistics on the market, versus what everyone is hearing on the news and various websites. For instance, one of my past clients went on Zillow, a website that is supposed to give market values and told me they thought their house had depreciated 20% or more. Zillow pulls its information from websites and averages the prices in an area. So if you live in a neighborhood that has a range of prices from $200,000 to $300,000 and 4 houses sold for $200,000 to $219,000, Zillow will average the 4 houses and give you impression that the value of your $300,000 house is only around $210,000.
Bottom line: There is no substitute for having an experienced agent,like myself, look at your home and do an in depth market analysis.

Donna has lived in Pennslyvania for the last 22 years and been in real estate for 20 of those years. She is a native of Kansas and has lived in Rhode Island, Montana, and Illinois. Donna has consistently been in the Greater Harrisburg Association of Realtors top 1% for the last 10 years. Donna is married for lots of years and lives with her husband and cat in Upper Allen Twp.
